The part nobody asks about until the first morning. Here is how it actually goes.
You won’t lose the bathroom for a fortnight
If you have two, we work on one at a time so there is always one in use. If you only have one, we can disconnect and reconnect temporarily while the work runs. Same principle in a kitchen: you know which days the sink and hob are off before we start, not on the morning.
There will be mess. Not at the end of it.
Anyone promising a dust-free building job is telling you what you want to hear. What we control is how much and how long. Furniture, carpets and floors are covered where the job calls for it, we keep dust down as we go, and we leave the place clean.
You decide whether you’re here
Some clients hand over a key and go to work. Others would rather be in the house the whole time. Both are fine. We agree it at the survey, along with the hours that suit your household.
Parking — the one thing we’ll ask you for
If you are in a residents-only bay, we will need you to arrange a visitor permit. It is the one part of the job we cannot sort ourselves, so we raise it at the survey rather than on the first morning.
And it is guaranteed for two years

We also work for landlords and portfolio investors — refurbishments turned round inside a void period, on a committed schedule and a fixed fee. Our largest to date: a full commercial-to-residential conversion, 11 flats, all trades, from planning support through to finished units, as CDM Principal Contractor and Designer throughout.
